Maroubra - Strata Painting

3 Colours was engaged to repaint Bay Gardens, a large strata complex in Maroubra consisting of 10 buildings and 28 townhouses. The project required a complete external refresh, protecting the property against coastal conditions while enhancing its overall appearance.

Scope of Works

The scope was extensive, covering nearly every element of the complex:

• Fascias, gutters, walls, soffits, capping and pergolas
• Retaining walls, planter boxes, boundary walls, parking bay walls
• Wooden picket fences, fence posts, gates, and timber front doors
• Light posts, support columns, and basement access points
• Metal handrails and balustrades leading to car parks and basements
• Specialised coatings were applied to suit different surfaces:
• Rusted metal doors treated with rust converter, primer, and enamel topcoats
• Balustrades finished with Preplok primer and Dulux Weathermax system (two coats)
• All other surfaces finished with two coats of premium Dulux finishes for durability

Challenges

Delivering a project across 10 separate buildings required careful staging to minimise disruption for residents. The variety of substrates—from timber and metal to masonry—demanded tailored preparation and coating systems for each surface.

Outcome

The repaint not only revitalised the visual appeal of the Bay Gardens complex but also provided long-term protection from coastal weathering. The result is a refreshed, cohesive presentation that strengthens both property value and resident satisfaction.
